No A class office premises in Penza — experts LCMC

Penza, 19 January 2012. PenzaNews. There are no A class office premises Penza and the most part of business are C class. Experts of London Consulting and Management Company (LCMC) made such conclusion while searching the market of commercial real estate of the city.

Managing partner of LCMC Dmitry Zolin explained that the market of business centers in Penza has just started to develop. Most of offices are place in the premises which initially intended for other needs.

“That’s why the most of offices belong to C class and only 8% of all offices supply are qualitative business centers B class,” he specified.

According to experts of the company, there are only 81 thousand sq. meters of high-quality offices in Penza.

Dmitry Zolin admitted that demand for office increased in 2011. 97% B class and 80% C class offices are taken and it provokes rent rates increase.

“Now average rates of C class offices rent is 2 640 roubles - 5 700 rubles for a sq. meter a year. B class business centers cost 4 800 rubles - 7 200 rubles for a sq. meter a year,” the interlocutor of the agency cited the research results.

He added B class business centers “Penza-city” and “Triumph” which will be put into operation in 2012 can not satisfy existing demand.

“According to our data, increase of rent rate will be 10–15% in Penza in 2012 and certain cases growth can reach 21%,” the expert summarized.

London Consulting and Management Company have been working in Russia for more than 5 years. It deals with real estate estimation in territory of the Russian Federation.

According to the classification of the commercial real estate accepted in Russia, all office buildings are divided into class A, B and C.

Class A offices are modern buildings located in prestigious centers of business activity, offering maximum level comfort: underground parking lot, well-developed telecommunications, safety systems and climate control systems, food services and perfect engineering system.

Class B offices are reconstructed buildings which have been renovated recently. They have guarded parking lots, central air conditioning, round-the-clock guards and engineering service.

Class C offices are office buildings of the Soviet period which can be either in the center or in the city suburbs.
